Calendar and availability
Calendar and availability
How will you know the dates my property is available?
What does 'on request' mean? For periods your property is described as 'on request' (orange on your availability calendar), we will contact you to offer you a booking before confirming it. This is most useful when you are '95% sure' your home will be available for a given period but you still require, or prefer, for us to double check with you first. If you do use the 'on request' feature, please make sure that you respond to enquiries as quickly as possible; often there is a very short window in which to respond to a booking request, and we would not want you to miss out. 💡Did you know that if your property has instant-book availability, it is much more likely to be booked? This is because most booking platforms will only show instant book properties, plus you will be prioritised by our Guest Sales team.

Responsible hosting
Renting out your home with Veeve is a great way to generate income — but it’s important to stay on top of requirements. Here’s a quick guide to help you navigate key obligations for short-term rentals in London. Planning Permission (90-Day Rule): If your property is in London, you’re allowed to rent it out for up to 90 nights per calendar year without needing planning permission. Going beyond this limit could require consent from your local council. Safety Regulations: Hosts must ensure their homes meet safety standards. This includes: Smoke and Carbon Monoxide Alarms: Installed on every floor where guests stay. Gas Safety Check: An annual gas safety certificate from a registered Gas Safe engineer is required. Electrical Safety: Ensure wiring and appliances are safe, with PAT testing recommended for portable items. Furniture Fire Safety: Any furniture or furnishings provided must meet fire safety regulations. Insurance Coverage: Standard home insurance may not cover short-term lets. We recommend informing your provider or securing specialist short-let insurance to cover liability, accidental damage, and any unexpected issues. Leasehold and Building Permissions: If your property is leasehold, check your lease agreement — some prohibit short-term letting. Likewise, flats or properties in managed buildings may require approval from the building’s freeholder or management company. Respecting Neighbours: To avoid complaints or potential council action, it’s vital to remind guests to respect neighbours, keep noise levels down, and follow any building rules.
